How It Works Steed Talker Capital

Steed Talker Capital acquires, operates, and services all our investment properties. 

Our team finds, evaluates, analyzes, performs due diligence, and brings to closing multifamily properties that are undervalued and under-marketed generally due to poorly managed organizational structures. Once acquired, we restructure managerial systems to produce peak-performing assets.

The property is rebranded and marketed at a higher-performing rental level. If renovation is part of the rebranding, all renovations are determined based on a dollar cost-effectiveness analysis.

The overall organizational improvements result in increased investment value for predictable, regular quarterly income distributions, producing very attractive cash-on-cash long-term capital gains with a favorable tax advantage.

When our private equity investors place their investments with us, we emphatically want them to have peace of mind. We want to know that the relationship we hold with our investors contributes to their overall life wellbeing. Throughout the relationship we keep channels of communication open so our equity partners know at all times the progress being made on the project.

The whole point of a passive investment is to let your investment do the work while you, the investor, pursue other endeavors. We manage one hunderd percent of the operations. Our equity partners have no day-to-day role in the project so the investment is truly passive.

    Our acquisition team locates under-valued and under-marketed multifamily properties that are suitable for rebranding and value added investment potentia

  • Vetting

    Our due diligence team goes through financial records, rent rolls with a fine tooth comb. Equity and debt are critically analyzed. Area demographics, population growth potential, employment centers, and crime statistics are fully assessed. Potential risk is evaluated.

  • Investment

    Our private equity passive investment partners are secured, debt financing is established, and the property is purchased.

  • Add Value

    We do a thorough organizational restructuring. Our management team goes to work and transforms a dysfunctional organization and creates a functional and high performing system that increases the value of the property and brings into being a very desirable place for residents to live.

  • Cash-on-Cash Return on Investment

    The restructured functional and high performing organization develops a desirable property that produces a reliable return on investment. Regular distributions are delivered quarterly. Within three to six years the property is revalued and sold or refinanced to deliver an impressive return on investment in the form of long term capital gains that provide excellent tax advantage. Can Anyone Invest With Stead Talker Capital?

The Securities and Exchange Commission (SEC), under Regulation D, Rule 506 monitors private placement investment and establishes the benchmark for eligibility in syndicated investing.  Steed Talker Capital has some opportunities for non-accredited investors, but some require an investor to be accredited to satisfy the SEC regulations.  Investopedia provides one of the best definitions of accredited investor we’ve seen and a detailed explanation.

Is Multifamily Investing Risky?

All investments carry risk. Just as it is with the stock market, there are no guaranties when investing in multifamily properties. That being said, real estate has historically proven to be amongst the more secure investments that come with the expectation of attractive returns.

Though there is risk, our intensive due diligence, in-depth analytics, and our team’s extensive experience do not entirely remove risk but they do serve to substantially mitigate risk. We further mitigate the risk to our investors as we always invest right along-side our passive equity investor partners.
